On November 25, 1999, a new law in Pennsylvania was enacted requiring
all real estate agents to provide a consumer notice about agency relationships
prior to having any significant discussion about real estate.
There are five (5) possible relationships a consumer may have
with a Realtor. They are as follows:
Buyer's Agency: the licensee,
upon entering into a written agreement, works only for a buyer.
Dual Agency: the licensee
acts as the agent for both the seller and the buyer in the same transaction
with the written consent of all parties.
Designated Agency: the employing broker may,
with consent, designate one or more licensees from the real estate company
to represent you. Other licensees in the company may represent another
party and shall not be provided with any confidential information.
Transaction Licensee: is a broker or salesperson who provides communication
or document preparation services or performs other acts for which a
license is required WITHOUT being the agent or advocate for either
the seller/landlord or the buyer/tenant.
